Terms and conditions

These terms apply to use of EuropeAmerica.mortgage and to enquiries, initial reviews and specialist introductions made through the website.

1. Provider

Europe America Mortgage is part of Basterpstra B.V., Dopheide 10, 9202 PB Drachten, the Netherlands. Basterpstra B.V. is listed under Netherlands AFM number 12050993. This does not in itself represent a mortgage lender or mortgage loan originator licence in any US state, and we do not make or originate US mortgage loans.

2. Nature of the service

Website content, initial discussions and feasibility reviews are general information and preparation unless a written agreement expressly says otherwise. They are not a mortgage offer, legal opinion, immigration advice, tax advice, currency recommendation or guarantee of finance. Any figures shown are orientation only.

3. Specialist introductions

We may introduce licensed US lenders, mortgage professionals, real estate agents, immigration attorneys, cross-border tax advisers, insurers, currency specialists or other third parties. Their services are governed by their own terms, licences and fees.

4. Your information

You must provide timely, accurate and complete information, including about your immigration status. Decisions based on incomplete or incorrect information may be unreliable, and a lender or specialist can request further evidence, require a translation or decline to proceed.

5. No guarantee

All lending is subject to immigration status, credit and underwriting, income, appraisal, insurance and lender criteria. We do not guarantee approval, a particular rate or loan amount, a visa or residence outcome, an appraisal, a timetable, an exchange rate, a property purchase or any third-party outcome.

6. Fees

Any fee for a specific service will be disclosed and agreed before that paid service begins. Third-party fees are payable under the third party's terms unless expressly agreed otherwise.

7. Website information

Lender policies, federal and state rules, tax law, immigration rules and market conditions change, and eligibility for some US loan programmes has changed in recent years. Content is provided without a promise that it is complete or current for your circumstances.

8. Liability and governing law

Nothing excludes liability that cannot lawfully be excluded. Subject to that, Basterpstra B.V. is not responsible for indirect or consequential loss, exchange-rate movements, finance refusal, immigration decisions or acts of independent third parties. Unless mandatory consumer law provides otherwise, these terms are governed by Dutch law.
